Industrial vacancy for this market has been reported at 1 percent, at 3.8 percent, at 6.0 percent and 11.5 percent for the same quarter of 2026, and at 22.2 percent, and no retail or office vacancy figure for Laredo is published at all. There is no asking rent or vacancy series anywhere for space under 10,000 square feet, which is exactly the size all three of these concepts need. That means the lease line in any Laredo plan is a negotiation, not a market rate, and it should be walked personally with a broker before capital is committed.
